Booking Terms & Conditions (UK)
1. Definitions
“Ezeebnb” refers to the serviced accommodation provider or management company.
“Guest” or “You” refers to the person making the booking and all members of their party.
“Property” refers to the accommodation booked through Ezeebnb.
2. Booking & Confirmation
A booking is only confirmed once Ezeebnb has received the required payment and you have received written confirmation (usually by email).
By making a booking, you confirm that you are at least 21 years old and have the authority to accept these terms on behalf of all guests in your party.
All information provided at the time of booking must be accurate and complete.
3. Payment Terms
Unless otherwise agreed in writing, full payment is due at the time of booking.
Payments may be made by debit/credit card or bank transfer via approved platforms.
All rates are quoted in Pounds Sterling (£) and include VAT, where applicable.
Ezeebnb reserves the right to cancel any booking if payment is not received by the due date.
4. Security Deposit
A refundable security deposit (amount specified at booking) may be required to cover loss, damage, or excessive cleaning.
The deposit will be returned within 7 working days of check-out, less any deductions for damage, missing items, or additional cleaning.
Evidence of deductions will be provided upon request.
5. Cancellation & Refund Policy
Ezeebnb offers the following standard cancellation terms (unless a different policy is stated at booking):
7+ days before check-in: Full refund.
3–6 days before check-in: 50% refund.
Within 48 hours of check-in: No refund.
No-shows or early departures are non-refundable.
All cancellation requests must be made in writing (email is sufficient).
If Ezeebnb must cancel due to unforeseen circumstances, you will receive a full refund of any payments made.
6. Check-in & Check-out
Check-in: From 4:00 PM
Check-out: By 11:00 AM
Early check-in or late check-out may be available on request and may incur an additional charge.
Guests must follow the check-in instructions provided prior to arrival.
7. Guest Responsibilities
Guests agree to use the property for lawful residential purposes only and not for parties, events, or commercial use.
The number of guests must not exceed the number stated in the booking confirmation.
Guests must take reasonable care of the property and its contents.
Any damage, breakage, or issue must be reported to Ezeebnb immediately.
The property must be left in a clean and tidy condition on departure.
8. House Rules
No smoking is permitted inside the property.
No pets unless explicitly agreed in writing.
Noise must be kept to a reasonable level, particularly between 10:00 PM and 8:00 AM.
Guests must comply with any building or community rules provided at check-in.
Failure to follow these rules may result in early termination of the stay without refund.
9. Liability
Ezeebnb accepts no liability for loss, damage, or injury to guests or their belongings during their stay, except where caused by Ezeebnb’s negligence.
Guests are strongly advised to obtain appropriate travel insurance.
Ezeebnb is not responsible for any temporary interruption to services (e.g. internet, water, or electricity) outside its control.
10. Force Majeure
Ezeebnb shall not be liable for failure to perform its obligations due to circumstances beyond its control, including (but not limited to) extreme weather, natural disasters, acts of government, pandemics, or industrial disputes. In such cases, guests will be offered a rebooking or refund where possible.
11. Privacy & Data Protection
Ezeebnb handles all guest information in accordance with the UK General Data Protection Regulation (UK GDPR) and Data Protection Act 2018.
Personal data is used solely for processing bookings and ensuring guest comfort and safety.
Data will not be shared with third parties except where required by law or for operational purposes (e.g., key handover).
12. Governing Law
These terms are governed by English law.
Any disputes arising from these terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
